The job
The house had been patched rather than maintained for a decade — a flat roof over the rear that had been re-sealed three times, wiring on the original circuits, and a kitchen that had been extended into the back service yard without drainage.
The roof came off first. Once it was open the rear beam turned out to be sound, which meant the wall below it could be removed and replaced with full-height glazing rather than rebuilt — a change agreed and re-quoted before the work went ahead rather than after.
The rest was sequence: rewire and replumb in the open walls, waterproof and flood-test the wet areas, then plaster, tile, fit the joinery and paint. Fourteen weeks from strip-out to handover.
