A whole-house renovation is the job most people mean when they call a contractor, and it is the one most likely to go wrong when it is split between trades. The wiring has to be in before the plasterer closes the walls; the waterproofing has to be tested before the tiler starts. Sequencing is most of the work.
We take the house as a single contract. Strip-out, structural repairs, roof, electrical, plumbing, plastering, tiling, joinery, painting and the final clean, in that order, under one supervisor. You get one programme and one price rather than six quotes that each assume somebody else did the preparation.
Older Kuching houses have their own pattern of problems: single-brick walls that were never damp-proofed, wiring that predates the loads a modern kitchen puts on it, and flat roofs that have been patched rather than replaced. We open up and check these before quoting rather than issuing a variation later.
